Comber Road Dundonald
This B1-listed dwelling, originally built as part of a working farm, but more recently occupied as a family home, has exceptional appeal, but the owners were acutely aware of the deteriorating condition of the main two storey roof wing, which was leaking extensively and causing the visible effects of rot within the interior. In other parts of the dwelling, which is cottage-style in plan and character, an existing barn lay vacant beside the kitchen/utility room, which required complete re-roofing, the installation of a breathable floor slab without a damp proof membrane (which would have forced moisture towards the perimeter walls and upset the moisture balance in the wall base), and repairs and dry-lining works to the rubble walls, all of which was carried out using a vapour-open, breathable insulation solution. A new separate flat roof sitting space extension was also added to the kitchen dining space with expansive views over the surrounding fields, and incorporating full height sliding glazed screen doors, and a large glazed roof lantern, as a contemporary, highly glazed addition to the property.
